                         Directors' Dealings

On 27 September  2007, Stephen Bampfylde,  Executive Director of  the
Company and Chairman and Chief Executive of the Company's subsidiary,
Saxton Bampfylde  Hever,  acquired  28,000  ordinary  shares  in  the
Company at a purchase price of 107 pence per ordinary share.

Following this transaction, Stephen Bampfylde's total holding is
2,391,127 ordinary shares in the Company, which represents 7.68 per
cent. of the issued ordinary share capital of the Company.
