Tri Pointe Homes Celebrates 15 Years of Building Successful Communities in the Bay AreaApril 23, 2026 1:12 PM
Business Wire
Tri Pointe Homes, Inc. (NYSE: TPH), one of the nation’s largest homebuilders, proudly marks the 15th anniversary of its Bay Area division, celebrating a decade and a half of building thoughtfully designed homes and vibrant communities across the region.
This press release features multimedia. View the full release here: https://www.businesswire.com/news/home/20260423323437/en/Since launching in 2010, the Bay Area division has developed 48 communities and closed more than 4,000 homes across 21 cities—and counting.
Since launching in 2010, the Bay Area division has developed 48 communities and closed more than 4,000 homes across 21 cities—and counting. Beyond these milestones, the division has remained focused on creating housing opportunities for a wide range of buyers, including first-time, move-up, and luxury homeowners.
Success was never guaranteed: As the country and region continued to recover from the global financial crisis of 2007-2009, the year 2010 was particularly challenging for the Bay Area in numerous ways. Unemployment measured by the Bureau of Labor Statistics was reaching as high as 10% to 11%, well more than double today’s rates closer to 4.0%. Median home sales prices tracked by Zillow had fallen over 25% from their 2006 peaks, while building permits reported to the Census Bureau plummeted nearly 60% from 2005’s levels.
For Tri Pointe Homes, however, it was precisely these historically challenging market conditions of 2010 into which the newly formed division focused on Northern California would excel, while also playing a pivotal role in shaping the division’s disciplined, strategic approach—one that continues to differentiate Tri Pointe from other homebuilders in the Bay Area today.
“Most builders were faced with difficult conditions and under-performing communities and financials, which allowed us to enter the market with a fresh ledger, a longer-term outlook, and more optimism and confidence,” said Division President for Tri Pointe Homes Jeff Frankel. “There are still foundational lessons learned from those early days that guide us today.”
Some of those most critical lessons stemmed from hurdles many developers were facing when seeking approvals for new housing projects, frequently leading to architectural and design compromises. To avoid this outcome, Frankel’s team focused on embracing relationships with city officials and intentionally taking the extra time and energy to offer more inspired community and architectural solutions while ensuring an elevated experience for homebuyers. As Frankel notes, it was precisely this team-centric culture and shared goals on providing a premium experience which translated so well to meeting the needs of the community.
Indeed, success in a highly complex housing market like the Bay Area demands regional expertise supported by a stable, high-performing team. With the Bureau of Labor Statistics reporting construction industry turnover rates which are frequently significantly higher than overall averages, retaining skilled employees is a critical priority. Fortunately, much of the Tri Pointe Homes Bay Area team has been there since the division’s start.
“It is a pretty simple strategy—hire good people, treat people the way you want to be treated, and get everyone aligned to our goals,” said Frankel. “We always push each other to get the best results possible for the company and our customer.”
As a result, both the division and company have earned prestigious workplace recognitions such as Best Places to Work in the Bay Area, Fortune 100 Best Companies to Work For® and Great Place to Work® certifications multiple years in a row. In addition, the Bay Area division has received multiple home design and staff accolades from the Bay Area Building Industry Association and the National Association of Home Builders.
This internal strength directly carries through to the field, where the Bay Area division consistently delivers high-quality construction and outstanding customer service. Eliant, the homebuilding industry’s leading customer experience management and insights firm, has recognized the Bay Area as the #1 Tri Pointe Homes division for homebuyer referrals in addition to multiple awards for customers’ experiences with their purchases, construction, customer service and build quality.
Today, Tri Pointe Homes’ Bay Area division offers 12 unique communities, each designed to accommodate the needs of today’s homebuyers. Actively selling neighborhoods include Swirl, Glisten, and Splash at One Lake in Fairfield; Chantara and The Tides at River Islands in Lathrop; Cascade in Vallejo; Lotus at UrbanOak in San Jose; Willow Landing in Hollister The Knolls at Mountain House in Mountain House. Priority lists are now forming for upcoming communities, including Harmony in Pleasanton, as well as Trails and Brooks at Creekside in Antioch.
Looking ahead, despite whatever challenges emerge, the division remains committed to building quality homes and communities in a region that often struggles to provide suitable new housing.
“The market is challenging right now, but who doesn’t like a good challenge?” said Frankel. “Factors including growth of the regional economy, value proposition trends and homebuyer preference have and will continue to evolve in the Bay Area. We are committed to serving the Bay Area’s need for housing solutions in a positive way over the coming years.”

Final Community Now Selling in Snoqualmie Ridge, Marking the Closing Chapter of a Landmark Eastside CommunityApril 9, 2026 11:04 AM
Business Wire
Last chance for homebuyers to purchase a brand-new home in one of the Greater Seattle region’s most sought-after neighborhoods
The final community at Snoqualmie Ridge, one of the Eastside’s largest and most influential planned communities, is now selling. This marks the end of a multi-decade buildout that has helped define residential growth in the Snoqualmie Valley.
Tri Pointe Homes® has opened Timber Trails, a 46-home neighborhood that represents the last subdivision within the more than 1,300-acre Snoqualmie Ridge community. Development on “the Ridge” began in the late 1990s, and over more than two decades the community has grown into a vibrant mix of neighborhoods, retail, schools and recreation.
“This is a rare moment where a community of this scale is truly coming full circle,” said Tricia Lynn, vice president of community experience for Tri Pointe Washington. “Snoqualmie Ridge has been shaping how people live on the Eastside for more than 20 years, and Timber Trails represents the final opportunity to be a part of that legacy.”
Formerly known as Quadrant Homes®, Tri Pointe Homes Washington has been deeply involved in Snoqualmie Ridge since its earliest phases, helping to plan and build the community and delivering hundreds of homes there over time. The company has operated in the Pacific Northwest since 1969 and has played a leading role in some of the region’s most significant planned communities, including Redmond Ridge and Northwest Landing. It recently celebrated reaching 20,000 homes sold in Washington state.
Snoqualmie Ridge today is widely recognized for its integration of housing, open space and recreation, with miles of trails, parks and preserved natural areas, as well as direct access to Interstate 90 connecting residents to major employment centers in Bellevue and Seattle. The community’s long-term planning approach, combining residential, retail and civic uses, has made it a model for Eastside growth.
The release of Timber Trails comes as opportunities for large-scale planned developments on the Eastside have become increasingly scarce, underscoring the significance of this final phase. For buyers, it represents one of the last chances to purchase a newly built home within a fully established community of this scale and maturity.
Homes at Timber Trails, located at 34314 SE Summit Street, Snoqualmie, WA 98065, feature four distinct floor plans with thoughtfully designed layouts across three-story townhomes and paired homes, or duplexes. Each home offers open-concept main living areas with great rooms, dining areas, and kitchens that connect seamlessly to covered outdoor living. Floor plans range from three to four bedrooms, approximately 3.5 baths, and about 1,900 to 3,100 square feet, with two- to three-bay garages. Homes are anticipated from the low $1 millions.

Tri Pointe Homes Marks 20,000th Washington Home Sale, Celebrating Over Five Decades of Puget Sound HomebuildingMarch 25, 2026 11:04 AM
Business Wire
Milestone sale in Newcastle reflects a continuous presence, from Quadrant Homes in 1969 to Tri Pointe Homes today
Tri Pointe Homes® has sold its 20,000th home in Washington State, marking an achievement in a Pacific Northwest homebuilding legacy that began in 1969 and spans the company’s Quadrant Homes® era under Weyerhaeuser. The milestone sale took place at Alterra in Newcastle, Wash., with returning Tri Pointe customers who previously purchased a home in the company’s Aldea community in 2020. Their purchase offers a current-day example of the longstanding relationships that have helped define the company’s presence in the Puget Sound area.
The builder’s 57 years of experience in the region includes over four decades as Quadrant Homes, a respected name in regional homebuilding. Over the decades, it went on to shape large-scale communities including Redmond Ridge, Snoqualmie Ridge, and Northwest Landing as the region evolved from an aerospace center into a technology hub.
“Reaching our 20,000th home in Washington is a meaningful milestone because it reflects decades of trusted relationships with buyers, trade partners, and communities across the Puget Sound region,” said Ken Krivanec, division president for Tri Pointe Homes Washington and Utah. “While the market has changed dramatically over the years, our focus has been consistent: understanding what local buyers want and designing homes for how they live.”
Robert and Olivia purchased Tri Pointe Washington’s 20,000th home at its Alterra community. The couple previously bought a Tri Pointe home in Newcastle in 2020 and said they were drawn to the Alterra home’s unique floorplan with indoor private courtyard and detached casita, a dedicated work-from-home office, and outdoor spaces for grilling and backyard movie nights. The couple closed on the home on Tuesday, March 24, also the due date for their first child.
“Tri Pointe has been part of our lives for six years, from the first home we bought together to this one,” said the couple. “We couldn't imagine a better place to bring our baby home to, and we love that our family is part of this milestone, too.”
The two also noted the exceptional customer service provided by Tri Pointe New Home Advisor Jennifer Lopez and the rest of the team for both their first and second Tri Pointe homes, appreciating the team's efforts to keep them informed on the progress of the homes’ construction.
“We’ve always been impressed by the quality of construction in our Tri Pointe homes and would recommend [the company] to anyone looking to buy a new construction home,” said Robert and Olivia.
Tri Pointe has innovated and evolved over five decades, staying laser-focused on what Puget Sound buyers want.
Founded in 1969 and acquired by timber giant Weyerhaeuser, Quadrant survived the "Boeing recession” by pivoting from lot development to a homebuilding-led model and kept evolving and building as the region reshaped from aerospace to tech.
In 2000, Quadrant opened the PNW’s first large-format “New Home Showroom” with 10,000 options, then a state-of-the-art Design Studio in 2013 (with an expansion in 2016) to let buyers “co-create” homes—decades before today’s personalization buzz.
After the 2008 housing market crash, while many builders pulled back, Quadrant leaned in. Its research with Seattle buyers revealed a clear gap in design and service in the premium space. Quadrant took advantage of that opportunity to diversify its business model, evolving into the premium builder Tri Pointe Homes Washington is today.
Quadrant became part of a major national homebuilding platform following Tri Pointe’s $2.8 billion acquisition of Weyerhaeuser Real Estate Company in July 2014. The deal added five regional builders, including Quadrant, to Tri Pointe’s portfolio and led to the formation of TRI Pointe Group®. As part of the TRI Pointe family, Quadrant retained its deep connection to the Pacific Northwest lifestyle and communities while gaining the resources, scale, and expertise of a national organization. Over time, this evolution led to the unification of regional brands under the Tri Pointe Homes name, with Quadrant ultimately becoming Tri Pointe Homes Washington as part of a nationwide network of divisions delivering premium living by design with the benefit of deep local expertise.
Rooted in Seattle's Eastside corridor since its founding, Tri Pointe Homes Washington has long been a steward of the community. The company is a longtime supporter of the Mountains to Sound Greenway National Heritage Area, and is currently building communities in Redmond, Snoqualmie, Newcastle, Bothell, and North Bend, including Built Green certified homes at Willows 124 in Redmond. The 20,000th sale marks both a celebration of that legacy and a signal of what's ahead, as Tri Pointe continues to innovate, evolve with customer needs, and help shape the next generation of Pacific Northwest living.
