They absolutely will not need billions of dollars. They aren’t in the data center construction business like everyone seems to be confused about. They are in the data center development business and that is identifying, due diligence, entitlement and sell or lease that thing. 

We all knew EM failed to sell the property in the past after I dug up EM press release and posted the price of the previous one, showing HIRU had negotiated a better deal than the previous people had.

If a deal falls through, it's usually because somebody doesn't bring the money.
