                               Refinancing Agreed

The Company is pleased to confirm that the refinancing announced on 18 January
2008 has now been finalised with Lloyds TSB and Ravensworth (International)
Limited. The Company intends to convene an Extraordinary General Meeting of the
Company for the purposes of ratifying the refinancing proposals in due course.
