                          ("Griffin" or the "Company")
       Sale of shareholding in Croatia Ventures plc ("Croatia Ventures")


The Company announces that Griffin Securities Limited ("Griffin Securities"), a
wholly owned subsidiary of Griffin, has  sold its entire shareholding of
5,000,000 Croatia Ventures ordinary shares for a consideration of #205,000 in
cash.  Croatia Ventures is an AIM traded investment company focussing on
potential opportunities in Croatia. Griffin no longer  has an interest in
Croatia Ventures. Griffin will retain the cash proceeds for the continued
development of its other  investment interests.
