Akademiska Hus is a state-owned property group, which offers and develops
attractive study and research environments for use by universities and colleges.
The Group owns and manages around 3,2 million square metres of floor space. The
book value of the properties at the year-end was SEK 23,778 million,
construction in progress and conversion projects amounted to SEK 1,251 million
and total assets amounted to SEK 27,737 million.

The Group's rental income totalled SEK. 4,199 million (3,939).
The operating profit was SEK 1,604 million (1,651).
The pre-tax profit for the year was SEK 688 million (787).
The Group's net investments during the year amounted to SEK 1,743 million. Net
investments consist mainly of new construction and conversion.
The Group's net financial income and expense for the period totalled SEK -917
million (-864).
The average financing cost for the average capital sum of interest-bearing
liabilities was 5.55% (5.6). The average fixed interest term was 3.4 years
(2.3).
Since 1996, the Company has had an unchanged long-term rating from Standard and
Poor's of AA with a stable outlook, and a short-term rating of Al+/Kl
