Akademiska Hus is a state-owned property group, which offers and develops
attractive study and research environments for use by universities and colleges.
The Group owns and manages around 3,2 million square metres of floor space. The
book value of the properties at the year-end was SEK 22,625 million,
construction in progress and conversion projects amounted to SEK 1,594 million
and total assets amounted to SEK 27,159 million.

2001 ANNUAL REPORT
The Group's rental income totalled SEK 3,939 million (3,613).
The operating profit was SEK 1,651 million (1,559).
The pre-tax profit for the year was SEK 787 million (786).
The Group's net investments during the year amounted to SEK 2,782 million.
During the year the Electrum-property in Kista was purchased for SEK 925
million. In addition the net investments consists mainly of new construction and
conversion.
The Group's net financial income and expense for the period totalled SEK -864
million (-773). The average financing cost for the average capital sum of
interest-bearing liabilities was 5.6% (5.4). The average fixed interest term was
2.3 years (2.6).
The Company's rating (S&P) is AA with a stable outlook. During the year the
primary source of finance has been the Swiss market where two major public bond
issues took place.
